Relationship to the South East Queensland Regional Plan
Coomera is recognised in the South East Queensland Regional Plan 2009 - 2031 as a regional development area for residential and employment growth. The area is expected to provide approximately 25,000 new dwellings, providing homes for around 50,000 people (based on 55 - 130 dwellings per hectare as required under the SEQ Regional Plan and area constraints).
Previous planning
Gold Coast City Council and the former Albert Shire Council have promoted the development of Coomera Town Centre for several years.
Coomera Town Centre (
2 MB) was identified as a major activity centre in the former South East Queensland Regional Plan. Gold Coast City Council prepared the Coomera Town Centre Structure Plan for the purposes of the major development area designation, which was endorsed in 2008.
In 2007, the major development area provisions were rescinded as a result of the introduction of the Urban Land Development Authority Act 2007. An amendment was made to the Integrated Planning Act 1997 that recognised all existing major development areas as identified master planned areas.
The Coomera Town Centre Master Planned Area Declaration in December 2009 rescinded the previous major development area, however the boundaries of the two areas are closely aligned. The work undertaken prior to December 2009 was carried forward to take advantage of previous community consultation and planning decisions.
