The Maroochydore Principal Regional Activity Centre Master Planned Area is intended to reinforce Maroochydore's role as centre of the Sunshine Coast, catering for the growing population in South East Queensland. This will be done by providing a highly functional retail, commercial and investment centre and supporting the needs of the Sunshine Coast community through social infrastructure and residential development.
The intent of the Maroochydore Principal Regional Activity Centre Master Planned Area is to create a vibrant social and economic community that supports a mix of land use outcomes, promotes public and active transport modes and reinforces the natural attributes of the existing waterfront setting.
Relationship to the South East Queensland Regional Plan
Maroochydore is recognised in the South East Queensland Regional Plan 2009 - 2031 as the principal regional activity centre for residential and employment growth on the Sunshine Coast. It is expected to provide approximately 4,000 new dwellings upon completion and support the regions employment, retail, commerce and business needs.
Previous planning for the Maroochydore Principal Regional Activity Centre
The Maroochydore Principal Regional Activity Centre has long been seen as the Sunshine Coast's dominant commercial and residential development area. Maroochydore was declared a major development area (
261 KB) in the previous South East Queensland regional plan on 7 December 2006.
In 2007, the major development area provisions were rescinded as a result of the introduction of the Urban Land Development Authority Act 2007. Consequently an amendment was made to the Integrated Planning Act 1997 that recognised all existing major development areas as identified master planned areas.
The Maroochydore Principal Regional Activity Centre Master Planned Area Declaration in December 2009 rescinded the previous major development area, however the boundaries are closely aligned. The work undertaken prior to December 2009 was carried forward to take advantage of previous community consultation and planning decisions.

| Commencement of changes to the Sustainable Planning Act 2009 Note: The Maroochydore Principal Regional Activity Centre structure plan will now be required to be transitioned into Sunshine Coast Regional Council's Sustainable Planning Act 2009 planning scheme by following the process stated in Statutory Guideline 02/12 Making and amending local planning instruments. No new master plan applications can be made in the declared master planned area. |
